Solicitors and house purchase

Hi there
Can anyone advise approximately how long it should take for a house purchase to go through? I have read about 28 days exchanges which would be fab, but we are three weeks in and I can’t see that happening.
So we are talking about no chains and no mortgage so any advise would be good, like when I should start chasing up my solicitor lol, I’m an impatient person 😂😂😂😂

We have maybe done 7 or 8 conveyances on the past few years. Never had one done in a month. These days, 4-6 months seems more normal.

We have one pending at the minute - cash buyer, no survey and everyone pushing to get it done as quickly as possible. We expect it to take 2 months with all that. Hoping for quicker, but that's seems unlikely.

We’ve sold our house, to first time buyers who need a mortgage. There’s no chain. My friend is doing the conveyancing and said 6-8 weeks.

2-3 months for a straight forward chain from what I have seen of a dozen or so friends who have moved in the last year or two.

Maybe a bit longer with the current situation.

There is (or was up to last month) a huge back log on local searches and survey (which even a cash buyer should have - I did !) etc in England

It took me 5 months in England from offer acceptance to exchange/completion (same day) but that was through covid so mayke knock a month off ?

Many thanks for all your replies, I guess I have to learn to be more patient lol. Was kinda hoping to be in in the summer months to fully appreciate the garden and surrounding area. Keeping my fingers crossed for that

There is no harm in politely chasing your solicitor and ask what is holding things up.

We are 5 weeks in. No chain. Mortgage agreed. Local searches are taking a while. Our current house isn’t on the market yet just buying another property. Just trying to be patient but it’s really hard.
