Can someone decipher this for me on my dues statements?
Maybe I’m being thick, but what are these ‘reapply payment’ additions to all my dues statements- example below.
I pay bits off monthly, well do in usual times, with Covid I was more sporadic as I thought we’d get some refund and didn’t want to overpay. Those are all the overpayment debit entries. I take it the ‘Billing Adjustment’ is the dues credit. I just can’t work out what ‘Reapply Payment’ is which is on all my contract statements? I’m sure there’s an obvious answer...

I'm also not sure, it looks like an extra cost so I ran through your figures.
I'm presuming that's for 105-points at SSR. If so I beleive the billing adjustment of $101.67 is made up of the tax refund for overpayment last year of $0.1062 per point and a credit due to the effects of covid of $0.8622. Total of refund and credit $0.9684 x 105-points = $101.68. Estimated taxes for 2021 is $1.3295 per point x 105 = $139.60 Annual dues billing for 2021 is $5.781 ($4.5520 (Operating) + $1.2296 (Reserves) per point x 105 = $607.06 Therefore you should pay a total of $607.06 + $139.60 - $101.6715 = $644.98. You had paid $396 therefore your balance should be around $248.98. So not sure what the $240.71 adustment of reapply payment can be and the $106.67 mention twice was first a billing adjustment credit and then an overpayment debit adjustment but both reduced the balance so clear as mud? Seems to indicates you owe an extra $139.04, which is around $1.3419 per point. It's certainly not obvious so hope someone can shed more light otherwise it's a call to member accounting. All the best. Added: On your other contracts does either the $240.71 or $139.04 show up as an adjustment? Edited at 11:53 AM. |

I've had this every year, the totals always seem to work out correct at the end and I assume its some sort of accountancy thing.
Sometimes less info is better!

Thanks for your help and especially BB for looking at the numbers.
I’m going to have to sit down and work out total paid across all contracts ans total owing less the rebate. I suspect they are moving sums inexplicably between contracts because this one definitely does not look right, I have 4 contracts so I suppose if it all adds up it is fine, but I’ll check when I get time and report back.

Thanks for your help everyone.
Conclusion- the DVC statements make no sense whatsoever with sums which do not represent anything listed, seemingly to make it all balance across contracts. What I did was work out what the reduced dues are net of the rebate, then take off the property tax refund (about $50) then work out what I had paid. The dues claimed are correct (just under $1000 left after the payments throughout the year, I stopped paying for a long while not knowing how much the rebate would be) but how they got there with the figures they list I have no idea. Anyway I will pay them thanks again.
