New build housing plans question - Answer pg 3

Hi!

We are currently looking at a new home in a new development. Looking at the plans, there is a black circle in the garden of the property we like. Does anyone know what this could be?

We will be asking the sales team later today. But should I be worried?

Is it just in the garden of the property you like or are there others that have it too?

In ours there were rotary washing lines on the plans for some reason which was shown as a black circle.

It's just on our house and slightly under the house next to the one we like. No other property has it from what we can see. Husband thinks maybe it's to do with flood management, as the development is next to a flood zone 2.

Maybe, it's odd as it's the only house (plot 44) on the development with it. No indication on the key as to what it is.

They used to indicate an old well
or disused mine in this way on the land registry plans.
It does look like a detailed plan so maybe this?, although it looks big.
They do ‘cap’ them so safe to build but they do need to let prospective owners know.

That sounds a little scary. Could that cause issues with the mortgage?

I am so nosy, would love to know what they say.

Most of the other houses have a box with a line through them in the garden. Yours and the one next to it don't but I can't read the key. It implies to me that there is possibly a drainage gradient with your house either being at the highest or lowest point. That would make either the black circle the top of the water table so everything flows away from it into other people's gardens, or possibly the low point which might make it a drainage point? Just speculating. I would guess the high water point as if it was something constructed I would expect to see hatching or something. Just my twopennorth.

Or they are all sheds and for some reason you don't get one 😂. Duh they are sheds and suspect you don't get one because you have a garage 👍

So ignore my circle theory. Best to ask someone who knows...

I've been reading plans for a looooong time. The only thing I can think of is maybe an existing tree that is being retained, the circle would indicate the spread of the crown. Have you seen the plot on site?

The little boxes with a line through will be outbuildings, sheds of some description.

Mmm. It looks to me like they have printed the plan off and dumped the circle on there to show which one you are considering.
