Living in a modern semi and noise
Our first house was a 100 year old terrace, and we could always hear the neighbours through the walls. This was 30 years ago, and since then we've always had a detached house.
Our older son is house hunting this week, he asked me to do the viewings with him. We've seen a few small detached houses from ones 30 years old to three years old. This morning we looked at a three year old modern semi. He really likes it and it's 50k less. The tv was in the partition wall but he thinks he would have it on the other side of the room on a tv stand. We've obviously no idea if next doors have their tv on the dividing wall. The two larger bedrooms are on the outer wall so that's not an issue. How good is house insulation in modern houses. That's his only slight concern about hearing next doors, especially if they have hard flooring.

We used to live in a 1950s semi and could hear every word from our neighbors.
I now live in a modern (8 years old) terrace and have never heard anything from either side. We have our tv on a shared wall and the neighbors have theirs on the same wall but I haven’t ever heard it. I think modern houses have to comply to sound proofing regulations. |

Our semi is from the 60s and we can only hear next door's dogs barking every now and then, not a lot else. Certainly can't hear them talking or their TV.

Ask if he can do a second viewing in the evening , although frankly a detached is always quieter so whatever he chooses there is likely to be some adjustment if he’s used to detached.

We live in a ten year old terrace but on the end so really a semi. Our attached neighbours house is backwards lay out to ours so it’s our staircase and bathroom/kitchen that share a wall. We rarely hear them. I’m sure I’m more annoying to them when I’m shouting upstairs to get the kids attention!

I've thought of that yes I think a second viewing in the evening is a good idea. He has lived in a flat before but never heard a peep from the neighbouring flats.
I've just seen it's leasehold on the info which I've only just picked up. So that needs checking out too.

Our house is 10 years old, small 3 bed semi. Honestly the insulation is pretty good, we have a young couple next door and the only time I hear them is in the living room if they play their music a tad too loud, TV too loud or have lots of guests excitedly chatting, even then it's so muffled just turning up the TV covers it fine, and it doesn't happen very often. I never hear them in any other room, they've said to us they never hear our kids (they may be being polite but she was quite adamant!) If they were terrible neighbours who played music very loud late at night we would no doubt hear that though.
I think it's quite a regulated arena now to be fair. That said we are moving into a detached house which I'm very excited about, I think I will always be a bit more on edge in a semi-detached but as first time buyers it was the right thing for us. |

We live in a 1930s semi. Wooden flooring all over downstairs next door. We can hear her walking around, playing loud music, her son singing, her laughing, door banging etc. We had a quiet family before this and thought the houses were more solid. Would never buy another joined house. Keep looking at detached houses but haven’t seen anything that suits at the moment.

Ours is 1999 and we hear lots of cupboards banging and drawers opening at all hours and them walking across the wooden floor.
Our last house was a mid terrace and was built in 2011 and we never heard a thing from either side (they both had young kids too) so maybe insulation has gotten better again in the last few years. |

I brought a new build in the late 90s. A semi with the front doors and therefore stairs together.
First neighbours were a lovely older couple - never heard a thing. They moved and in came a family with 3 boys - I was forever hearing they run up and down stairs - shouting etc. So I think the "noise" issue is not just the soundproofing but sadly you have to take your chance on who your neighbours will be. |
