Cost of repointing and other stuff
I've had a quote to repoint with lime mortar my old (1882) 2 bed semi detached house, cut out and replace some damaged bricks, do some structural reinforcement with helibars and to replace a bedroom window lintel with a larger one.
I know nothing about this stuff so wondered if any Dibb experts could give me a ballpark guess at the cost. I won't say what the estimate I've had is so I don't influence people. I live in North Essex if location makes a difference. Ta. |

Does your quote include scaffold hire or is that separate?
How easy is it to rake out the old mortar? The harder it is the more it will cost.

No reputable tradesman will give you an estimate without seeing the job. Get another couple of quotes before you decide. Also make sure you know what you are getting for your money, in writing.

Pointing is the most soul destroying job in the World. Takes ages to rake out and clear up. Then takes even longer to sit there on your bench with a trowel and hawk re pointing. It will be a 2 Man job, labourer and Tradesman.
The scaffold hire will be well over £1K I have no idea on cost but a ball park figure in my view would be little change out of £7K maybe up to £10K

Ok then I will have a go, but first.
How many sq/mts need repointed, is there any gable ends to the property. How much brickwork needs replaced and in how many different places. Is it a concrete lintel, what size is it and what floor is it on. Is there room to put up a scaffold tower in all areas. How many helibars are needed and the main one, How will you be paying. |

We paid £2000 for about 50% of our 4 bedroom detached house (there was a newer part of the house that didn’t need doing) that needed scaffolding for the chimneys - however, I would have paid more had I known the chaos and poor workmanship that initially occurred until we complained.
We went for a local company with seemingly good reviews (I suspected later that these were all friends and family!). It took way longer than we were told, they disappeared mid job for 2 weeks, we had to threaten them with legal action to remove the scaffolding (different company) and they broke so many tiles on our new extension roof, we had to get roofers in and pay an extra £300. It was not a bad job in the end but I would highly recommend chasing up references as I would have used someone else with hindsight.

Fair enough. I get the point, too many variables to make a guess.
I'd say approx 70 sq meters at a rough guess plus the gable. I assume a concrete lintel on the first floor. Number of bricks, a dozen or so I would guess. Helibars, no real idea but could be 10. Room for a tower scaffold all round. Edited at 07:21 PM. |
