So long as the boards are not rotten they don't need replacing, the joists holding up the house roof are a similar age, I suspect she inst saying those need replacing just because they are also 40 years old.
With building materials the age is immaterial it's their condition that counts |

I did my flat roof myself with a kit in 2003. We have a double length flat-roof, garage and extension and I replaced the whole thing with a EPDM rubber roof. It came with a 40 year material guarantee and has been great so far.
My problem with bitumen and fibreglass is that they inevitably get brittle over time, not a problem I see in the slightest with the rubber. I didn’t have to replace any boarding, but did have to retrim the perimeter with a combination of aluminium and pvc with new guttering. Regards Gary
