Renting DVC points?

Complete novice at this so a few questions

We are planning on going to Disneyland California in 2022 and would love to stay onsite but its pricey to say the least. So I'm looking at renting points through Davids for the Grand Californian. All new to me so just wondering about a few things. Sorry for all the questions

*would I book this at 11 months out?
*would I struggle to get this for a date in late July?
*Do I pay the full amount once confirmed?
*will I be able to view the booking through Disney and how long after booking?
*Can I link park tickets?
*How safe is it to book with a company like Davids or are there better alternatives?
*If a covid situation happens again is money refunded?

We booked Grand Californian through David's back in September 17 for August 18. I put the request in and paid the deposit at the 12 month mark and they hold it on file for 11 months so puts you to the front of the line.

Don't know about July but we had no problem getting mid August.

You pay the balance once they confirm a booking. Once we'd paid we got a rental contract through and shortly afterwards confirmation from Disney of the booking. Can't remember if we linked tickets but we could certainly see the tickets on the app.

We've had a few bookings with David's and had no issues. Bookings are non refundable so ensure your insurance covers you. We've just submitted a claim for 2 stays next month so hopefully the insurance deals with that promptly as I've sent everything they requested. David's did give us voucher for a cancelled booking back in May even though it was non refundable so we've been pleased with their service. They've also said that if our insurance doesn't pay out they'll give us vouchers for the 2 stays we can't use.
