When we were downsizing the things we agreed on were
1 it had to be detached
2 enough off road parking for 3 vehicles
3 not on a main road
4 it had to be a bungalow.

We went from 3 storeys and 4 bedrooms with a huge garden front and back to a 3 bed bungalow with a much more manageable garden.
The only thing we did have to compromise on was no utility room but I don't really miss it.

Oh I know they do have them. A couple I know recently bought one. The ones around here with the dining room or the bigger kitchen were a little out of our price range though.

I think perhaps I worded myself wrong. The new builds that were within our price range that we looked at didn't have dining rooms, you had to find a space in the living room to put a small square table because the kitchen was too small for one as well. We just couldn't afford a bigger new build.

Most round here have either dining rooms or a bigger kitchen. Seems the ones with a bigger kitchen cost more than having the whole extra room!😐

Definitely! It really outpriced us once we started looking at the bigger kitchen ones!

A few of the builders here are going for the big open plan family room style kitchen, which I really like. The one we're looking at at that moment, has a lovely big kitchen, with an island in the middle with breakfast bar attached and a family area with patio doors, the dining room is next to it through a doorway.

The pay off is that the garden is verging on insulting as it's so small, but it's the only downside for us, the deal on it is brilliant as it's up and ready to go.

We are currently looking to buy our first house and my list seems to grow by the day

But my "must haves" consist of;
Semi or Detached
Space for a decent size dining table (i.e 6-8 chairs)
Minimum of 3 bedrooms
Downstairs WC
Quiet(ish) residential street
Driveway
Garden has to fit a washing line, I absolutely hate whirliegigs/airers

I'd also like a utility room; however would compromise on this for other factors x

Good question
We have looked at moving and won't compromise on what we have at the moment - to the point that the only thing we lack is a garage so it's ended up that we are staying. If I had to downsize etc etc /
My main one would be south facing garden
