Crikey, just as well that for next year we have opted for a different area for a change - Bridgewater Boulevard off the Ronald Reagan Parkway. We're hoping it will be nice down there

Is the idea to provide more housing generally or are all these properties aimed at holiday lets?

There's going to be a phenomenal amount of properties on the 27 and will surely make the 192 - 27 link really congested. I always think the loop from the 192 on to the 27 seems inadequate at the best of times

Just to note : Windsor Palms has a security guard not a key code pad - you just flash your pass on the way in. We had no issues with two different parties arriving at different times as I just copied the paperwork for each party.

We have also stayed at Indian Creek which is not gated and that was fine too, so agree that being gated is not really essential - I would consider more the distance to travel to parks, amenities nearby, standard of villas and their location to others eg : not being overlooked too much, size of pools etc

I live in an ungated community and have never had any issues. I also think an unmanned gate makes little difference. However as mentioned Windsor Palms has a manned gate which does add security. I can confirm they even record the ID's of visitors as I used to drive my daughter there to visit a friend.

It is a combination of housing and holiday lets. There are resort style communities being built for the rental market but also lots of apartments and houses for full time residents. The area off 429 north of 192 is called Horizon West and is one of the fastest growing areas in the US. It is in Orange County and not even zoned for short term rentals. They have even built a new hospital there in the last few years.
